  • Smell of Gas

    βœ… Open all doors and windows to ventilate the property


    ❌ Do not switch lights or electrical appliances on or off


    ❌ Do not use naked flames, matches or lighters


    βœ… Check if any gas appliances or pilot lights are on but not lit


    ❌ Do not attempt to relight appliances if unsure or if there has been a gas smell


    βœ… Turn off the gas supply at the meter (if safe to do so)

    🏒 In flats or apartments, only turn off gas to your own property (if possible)

  • Water Leak / Burst Pipe

    βœ… Contain the leak with towels or buckets (if safe)


    ⚑ Turn off electricity at the fuse box if water is near sockets or electrics


    βœ… Turn off the water supply to your property (if accessible)


    βœ… Open taps to drain excess water from the system


    ❌ Do not interfere with communal stopcocks unless instructed

  • No Electricity / Power Cut

    βœ… Check your fuse box / consumer unit for a tripped switch


    βœ… Check if neighbours are also affected


    βœ… Check your electricity supplier for updates


    βœ… If the wider area is affected, call 105

Routine Maintenance Issues


Routine maintenance requests should be reported through our normal maintenance reporting process and should not be treated as emergencies unless there is an immediate risk to health, safety or the property.


Please note that Tenants are responsible for routine household tasks, such as replacing light bulbs. These issues should not be reported as emergencies.
