Fees charged @ 10% (12% inc. VAT) of rental income, plus £300 (£360 inc. VAT) setup fee.

Our Let Only service is ideal for landlords who prefer to manage their property day-to-day but want expert support in finding the right tenant and setting up the tenancy correctly.
We’ll take care of all the initial steps to ensure your property is marketed professionally, your tenant is thoroughly vetted, and your legal obligations are met, leaving you with a solid foundation to manage the tenancy with confidence.
Our Let Only service includes:
• High-quality marketing and listing across major platforms
• Accompanied viewings and applicant screening
• Comprehensive referencing and credit checks
• Drafting of a legally compliant tenancy agreement
• Collection of the first month’s rent and deposit
• Optional inventory and check-in service
Once the tenancy begins, full management passes to you. We’ll ensure all documentation is in place and provide a smooth handover, so you can focus on managing your property with peace of mind.
